What does a property surveyor do?

A survey is different from the mortgage lender's valuation. A lender's valuation is primarily carried out to help the lender assess whether the property provides suitable security for the mortgage; it is not a detailed survey of the property's condition.

Usually, buyers arrange their survey after an offer has been accepted but before exchanging contracts.

That gives you time to understand the property's condition before becoming legally committed to the purchase.
