What does a mortgage broker do?

Why the advice is the thing you are paying for, and why a comparison site is not the same.

The value is the advice, not the search

Running a search is the visible part of a broker’s job. The part that carries the value is the judgement applied to the results. Morrow insists its advisers are qualified, regulated and experienced before they speak to anyone, so that the person on the other end of the call has seen a situation like yours before and knows which way to point you.

A comparison site is not an adviser

Comparison sites are fine for a rough idea, but they are not advice and they are rarely the whole market. Many work from a restricted panel, and what they display can reflect a commercial arrangement with the lender as much as what suits you. No comparison table knows that you are planning to move in two years, that your income is about to change, or that your deposit is coming from a family member.

Whole of market, and occasionally beyond it

Morrow works with around ninety lenders. Where a lender sits outside that arrangement and is genuinely the right answer, an adviser can approach them and set the case up on its own terms. It is not an everyday event, but it has been done. It is the difference between finding the best product available and finding the best product on a list.

It is the biggest commitment most people make

A home is the largest asset most people will ever own and a mortgage the largest financial commitment they will ever take on. Almost nobody does it often enough to get good at it. As Amit puts it in the film: if you have no experience of that, why would you not lean on someone who does?
